How we got started:

My husband, Paul, and I are the proud owners of Larson Real Estate & Investments. Paul started his career by flipping houses and soon realized that he enjoyed it. He then moved on to larger projects, holding onto acquisitions that would generate income. We met with investing partners and acquired a commercial building, followed by a duplex, a four-plex, a housing development with eight units, and finally one with 14. We had found our niche. Our goal was to create something that we could leave for our family, a true legacy of wealth.

 

RV Parks

Our real estate investment portfolio contains mostly RV parks. Our slogan is ‘Own the dirt, not the work’. We don’t own the RVs, only the land. Our tenants pay us for lot rent, and we are responsible for maintaining the common areas and the property. We keep our overhead low by having one maintenance employee and one manager. We prefer to buy off-market RV parks from local mom and pop owners, and most of our recent purchases have been incredible seller-financed deals. Our business model is to find RV parks with heavy value add and terrific upside that have 50 units or more, get rid of non-paying tenants, and make necessary improvements to electrical, gravel, clubhouse, signage, and landscaping. We also create a new website, market the park, and advertise to attract new paying tenants who take pride in the community. Our on-site management and maintenance team builds a great culture and sense of community in the park, which leads to new 5-star reviews. This is a business model that we rinse and repeat on all of our RV parks.

The one that started it all...

Our journey in real estate investing began four years ago when we acquired our first multifamily property, an off-market 4-plex. It was owned by an elderly man who wanted to retire. The property was located in a great neighborhood, and the tenants were amazing, so we decided to keep them. Over the years, we have been able to add value to each unit and raise the rent annually, which has resulted in excellent cash flow. This experience has made us firm believers in the Law of the First Deal. Since then, we have been hooked on real estate investing and are now closing in on 700 units, primarily with RV parks. Our advice to anyone looking to get into real estate investing is to simply get started. There are so many ways to make money in real estate, so choose your area of focus and commit to it. Start by creating your vision, outlining what you want your life to look like, your goals, actionable steps, and timelines. Our goal is to make enough money to be financially free, and we have achieved this by concentrating on finding off-market deals and building relationships with sellers to earn their trust. Real estate investing is a business that allows for financial freedom and can be executed remotely as long as we have internet and phone access. Our vision is to be fully involved with our family, friends, and life, making experiences and memories through our hobbies and traveling with our loved ones.

The newest addition to our short-term rental portfolio is this beautiful lake house located in Eclectic, Alabama. The property boasts a large stocked pond in the backyard, and it is just a short walk from Lake Martin, which offers full access to a boat launch and slips that you can use during your stay.
